Downtown DC is a mix of new-build mid- and high-rise condos and converted-warehouse loft buildings around Penn Quarter, Mount Vernon Triangle, and Logan Circle. Pannello works on both — the new-build condos with their compressed kitchen footprints, and the loft conversions with their 12-foot ceilings and unfinished column structures. The two need very different cabinetry approaches, and we draw them differently.
Downtown DC architecture
What we have learned drawing cabinetry for Downtown DC homes.
Typical home style
New-build condos (2000s–2020s) with smaller-footprint kitchens, plus a pocket of converted warehouse lofts with high ceilings, exposed structure, and open plans.
Common challenges we design around
New-build condos have tight kitchen footprints. Loft conversions often have exposed structural columns and unconventional duct routing that has to be incorporated into the cabinetry plan.

Downtown DC FAQ
Questions specific to Downtown DC.
Can you design around exposed columns in a downtown loft?
Yes — exposed columns are some of our favorite design constraints. We typically wrap them with matching cabinet panels or leave them deliberately exposed and design the cabinetry to relate to them, depending on the look you want.
